Should you trust project ratings?




Gone were the times when star ratings were limited to hotels and electrical appliances. These days even builders are adhering to this tool to prove the credibility and viability of their projects.

Parameters of ratings
Track Record – The type of projects done previously and timely possession of past projects are some of the main criteria that create a consistent track record for a builder. “A first time buyer should invest with a builder having a good track record so his money remains safe,” says Rajesh Chauhan, an independent advisor.

Construction quality - This includes adjudging the building technology involved, sourcing of raw material and quality of the products used in the projects.

Legality - Clear land title, clearances from authorities and permissions from concerned departments are key points which delay project deliveries. These should be obtained before starting construction.

Customer Service - The way the builder handles its consumer queries and concerns also makes a big difference to his credibility and his brand with the consumers.

Marketing - Project location, buyers’ profile and amenities are judged in this category while rating the project to evaluate how it is received in the market and how fast it will be sold.

Innovation - Things not included in the above parameters are taken into this category, which includes different kind of methodologies used or payment plans offered.
