Waking up to the soothing sound of the sea waves rising and falling or the morning sunrise beaming through the bedroom window seems to be an ideal way to start the day for majority of home buyers in India.
As per a recent poll conducted by Magicbricks, 38 per cent of the respondents said they would prefer a sea view from their balcony while 23 per cent claimed a garden view was what they aspired for.
The preference for a sea view does not come as a surprise considering the high price one needs to pay in order to own a home that provides a sea view. For instance, in cities such as Mumbai and Chennai, top floors cost more. “There exists a huge demand for top floors in locations such as Palm Beach and Mahalaxmi, primarily due to the sea view the projects here offer. Thus, these projects, particularly the top floors, command a premium and people are willing to pay upto 10 per cent higher for such a view,” says Ketan Tanna, owner, Twin City Realtors.
Ironically, the second preferred view was a garden view. As opposed to the common notion that golf courses attract a lot of demand, only about 4 per cent respondents said they prefer a golf view.
Mountains also formed a part of the preferred view for home seekers with more than 20 per cent of the respondents saying they would want a mountain view from their balcony.
What was interesting to note was that almost 16 per cent of the people claimed they did not prefer any of these views as projects offering such luxuries were more expensive and out of bounds for them.
Thus, while the Indian fascination with the oceans stays and builders continue to make homes that provide a view of the same, the number of people who can actually afford such a home is dwindling.
