Are freebies pushing Navi Mumbai’s real estate market?




From expensive mobile phones, to cash discounts with free built-up area, developers in Navi Mumbai are going all out to attract buyers by every possible means. This is not limited to any specific locality but applies to all micromarkets of the new city. Most of these are newly-developed or developing areas where infrastructural progress is taken care of by the City and Industrial Development Corporation (CIDCO), while housing units are contributed by private builders and developers.

What is driving developers to offer big budget gifts?
“It's not that the market is dull, it's all about innovative marketing concepts through which we are trying to woo buyers. The one who stands out is the winner, hence, we are trying to be different in the market,“ says an industry insider, who is also offering similar gifts for his project. Another stakeholder, who is active in the Mumbai Metropolitan Region since the past 25 years, says “Of course, these deals are to attract buyers but it's ultimately the genuine ones who get the traction.“ Rajesh Kaushik, an independent investment advisor and ex-banker shares that “Investing with a brand would be advisable as they have a proven track record and a reputation to save.“

Markets such as Uran and Dronagiri have projects from reputed developers. On the one hand, Dronagiri has been recently opened to real estate development while Uran is where infrastructure had been proposed long back but saw no improvement till now. In fact, the housing societies and the townships coming up in the area, have not excited the locals, as it is adding to the pollution and not contributing towards road or civic development. CIDCO has recently announced the fast tracking of the railway project from Seawoods to Kharkopar. Due to the land acquisition issue in Gavan and Ranjanpada, local trains have yet to reach Uran, Dronagiri and Nhava Sheva.
