TCS’ 1.9 million sq feet office deal with Hiranandanis a huge boost for city’s economy
The signing of India’s biggest office lease deal in Thane is already showing a positive trickle effect on the city’s economy.
Barely two months after India’s largest IT company
Tata Consultancy Services (TCS) entered into an agreement with the
Hiranandanis for a record 1.9 million sq feet office space in
Hiranandani Estates off Ghodbunder Road, the residential real estate
market in the catchment areas is witnessing a sharp surge in demand.
From senior TCS executives, who are investing in
homes near their would-be office location to savvy investors banking on
huge rental demand from IT professionals who will be working in the new
TCS office, there’s a flood of new buyers in residential projects along
the Ghodbunder Road.
After TCS entered the 19 lakh sq feet office
deal in January this year, work is underway in full swing at the site
and the offices are expected to be ready to move in by 2017-end.
“This one deal alone will create 25,000 new jobs in
Thane, which is easily the single biggest boost to the city’s economy in
recent times,” says Niranjan Hiranandani, managing director,
Hiranandani Group.
He added that the office premises in the IT park of
Hiranandani Estates are symbolic of Thane’s re-emergence as an economic
centre after hundreds of industrial units shut down over the years,
leading to loss of thousands of jobs.
“Not only will the new offices create new job
opportunities for Thanekars, but it will also give a boost to the
residential real estate sector of the city, both in terms of outright
sales and rentals,” said Hiranandani.
Besides the developer’s own residential projects in
the Hiranandani Estates complex, other projects that are in good demand
among buyers are Dosti Imperia, Lodha Splendora, Vijay Orovia and
Puranik City.
“I was looking for a property for investment in Thane
and when this development of our new office in Thane came up, it made
sense to buy near the office,” says a senior TCS executive, who booked a
2BHK in Dosti Imperia last month.
He added that he has the option of either moving into
the new home next year or give it on good rent to one of his colleagues
who would be transferred to the new office.
While the office buildings in Hiranandani Estates
complete the ecosystem of a self-sufficient township, much like the
builder’s project in Powai, the larger catchment area of Ghodbunder Road
is also gradually developing into an independent hub of Thane.
“If the workplace is minutes away from the home and
every conceivable amenity is just round the block, that’s all you need
for the perfect life — and lifestyle, for you and your family,” says
IT-professional Deven Gandhi, a resident of Brahmand Complex.
Gandhi is among the new wave of Thanekars who don’t
even have to venture as far away as Thane station area, leave alone
going to Mumbai on a daily basis.
