How Mumbai monsoon affects life and real estate

Tejkaran Singh Bajaj, a creative director in media agency, living in Mumbai’s Andheri has a complaint each time the monsoons arrives. The increasing water logging problems during the monsoon showers is a bane to his everyday life. His posts on social media clearly reflects the same. 

Like him there are many who have not only shared their concerns on Magicbricks Q&A forum – Open House, but also on social media such as Facebook and Twitter.“Each time when the monsoon arrives, instead of enjoying, we face chaos in the city due to water logging problem. Travelling within the city becomes difficult. While in usual days my office commute takes about 45 minutes, during the monsoons I can’t even think of moving out of my place when it is raining. Walking is not an option as half of my body will be immersed in water.” says Bajaj.

“People without personal conveyance are more troubled as there are no autos and taxis available,” says Bajaj.

Low lying Andheri and Lower Parel are some areas facing the problem. It is evident that a robust drainage system is required to get rid of water logging on the roads.

Mumbai most expensive city for expatriates in India

Luanda, the capital of Angola, has been rated the world's costliest city to live in, for the third consecutive year by Mercer's Cost of Living Survey 2015. Hong Kong (2), Zurich (3), Singapore (4) and Geneva (5) top the list of most expensive cities for expatriates. Asian cities dominate the top 10 costliest cities rankings along with major cities in Switzerland in the report.

India's most expensive city to live in, Mumbai (74), climbed 66 places in the ranking. The city, says the report, has witnessed higher inflation over the last one year as compared to other metros, higher cost of fuel, transportation, increased prices of food items, home services and rentals, impacting the overall cost of living. Mumbai is followed by New Delhi (132) and Chennai (157), which rose in the ranking by 25 and 28 spots, respectively. Bangalore (183) and Kolkata (193), the least expensive Indian cities, climbed in the ranking, as well. 

Mumbai (74), is ranked higher and more expensive than cities like Dallas (77), Munich (87), Luxembourg (94), Frankfurt (98) and Vancouver (119) of the world. The world's least expensive cities for expatriates, according to Mercer's survey, are Bishkek (207), Windhoek (206), and Karachi (205).

Since many developers are ready to negotiate on the property price, this can be an opportunity to buy a larger space. Arora says, “The property prices in Mumbai are very high, and buying a property is a big deal for a middle-class man.”

Will Metro push up property prices in Thane

The Maharashtra Chief Minister, Prithviraj Chavan’s, announcement in the Legislative Assembly that Mumbai Metro would be extended till Thane has sparked speculations on how it will impact the property market of the suburb.

The plan
The already-planned Wadala-Ghatkopar line will be extended to Thane. As per the new proposal, it is called the Wadala-Ghatkoper-Teen Haat Naka (Thane) and is being examined by the Mumbai Metropolitan Regional Development Authority (MMRDA).

According to preliminary report, the proposed metro line will be part of Metro-3, linking Mumbai to Thane. The total distance will be 32 km and it will have 29 stations. The total cost estimated for the project is Rs 22,000 crore. As per Chavan, the detailed report is expected in a month. Other than this, two more metro rail corridors have been proposed– the Colaba-Bandra-Seepz and the Dahisar-Bandra-Mankhurd corridors.

The tendering process for the Colaba-Bandra-Seepz Metro has already begun and the project is likely to be commissioned by 2020. The other corridor is still on the drawing board. These lines, along with the already commissioned 11.4-km Versova-Andheri Ghatkopar Metro, will form a network of 114.1 kilometres. This will connect the suburbs, commercial hubs, island city, major suburban railway stations and the airport.
