Mumbaikars prefer Parel’s residential properties

Any housing locality close to south Mumbai, has become a raging choice of residence for Mumbaikars. Parel is no exception. However, Parel stands out from the other residential areas for its interesting mix of pocket-friendly rental accommodations on offer, new housing options, amenities being provided, good connectivity and an established social infrastructure. Naturally, people working in nearby offices and commercial areas prefer to stay in the area. On the flip side, the rental values are steadily rising, which interestingly has not dampened people's preference. Ranjit Jha, proprietor at Jha and Associates, says, “South Mumbai comprises of major business districts where people from all parts of the city travel to, every day. In comparison to other localities, Parel is an affordable option for the residence. It is a well-known fact that properties across the city are expensive. Considering these facts, home owners have very smartly raised the rent value which is still reasonably priced comparably.“

As per MagicBricks.com research, over 60 per cent localities in the city recorded a rise in rental values, wherein, Parel registered the maximum rise in rentals. The rental value of a 2-BHK apartment in Parel, sized 600-1,000 sq ft, ranges between Rs 25,000-45,000 per month. The rental value of a 3-BHK apartment ranges between Rs 40,00075,000, sized 1,200-2,000 sq ft. Many corporations have moved their set ups to Bandra-Kurla Complex (BKC) and Lower Parel, owing to the availability of quality facilities, secured parking, round-the-clock safety and good maintenance. This has resulted in a significant increase of buyer's demand for housing options in Parel. Uday, a local resident says, “Parel is located in the heart of Mumbai and is easily accessi ble from all points of the city. It has all the characteristics of a cosmopolitan area. Wellnetworked through roads, Parel also enjoys a developed social fabric, comprising of schools, banks, ATM and hospitals.“

In pics: Mumbai real estate trends

The last quarter has definitely been a slow one for Mumbai’s real estate market. The festival of Gudi Padwa, which is generally considered one of the strongest sentiment boosters for the real estate market, couldn’t quite galvanise the market, clearly indicating the status of realty market. The Maharashtra government decided earlier on to hike the Ready Reckoner rates, by up to 15 per cent in certain circles. Fears of hike in stamp duty and registration charges dampened buyer sentiments.
The Mumbai City Index continued to drop in the Jan-Mar 2015 quarter, this time dipping by 6 per cent. In the Oct-Dec 2014 quarter the City Index had dipped by 1 per cent. On the other hand, the Listed Price Monitor, similar to the previous quarter, remained unchanged during the same period.

Supply in Mumbai remained more or less stable during the Jan-Mar 2015 quarter. This pushed the City Index down by 6 per cent.

Are soft storey buildings earthquake safe?

Open ground storey buildings are the prevalent building designs adopted by developers. In metropolitan cities especially, where land space is a major hassle, most of the developers construct underground parking area to accommodate safe parking of its residents. However, it might come as a surprise to you that mostly ground floors in such buildings are relatively flexible and weak.  Rather than keeping your cars safe, in natural calamities such as earthquakes it poses a threat to not just your cars but also your lives. Therefore, it becomes extremely necessary to know the forces behind the vulnerability on the structures during earthquakes.

t’s the unsafe building that kills people and not the earthquake. So, a well-designed structure will not collapse until and unless wrong planning and execution is introduced. These days Reinforced concrete (RC) frame buildings are becoming increasingly common in urban India including the cities and towns situated in moderate to severe seismic zones (namely III, IV and V).

More about open ground storey buildings
Open ground storey buildings are also called the RCC-framed structure and building on stilts. Many such type of buildings has open ground storey open which is used for parking. The columns in the ground storey do not have any partition walls between them.

The problem with soft storey building
As per the earthquake preparedness guide by National Disaster Management Division, Ministry of Home Affairs, “The presence of walls in the upper storeys makes them stiffer than the open ground storey. Therefore, during movement they move together as a single block. As the columns in the open storey are not strong enough in resisting sideways shaking from the earthquake, they get severely damaged subsequently further leading to collapse of the upper structure.”

Who is accountable for blunders in draft DP 2034 of Mumbai?

Citizens want accountability for the time lost in preparing the erroneous draft Development Plan (DP). 

BMC has spent Rs 5.5 crore on appointing a consultant to carry out surveys and preparing the Existing Land Use (ELU) plan and then the draft DP. For the first time, BMC even adopted a participatory approach, inviting objections and suggestions from citizens over the ELU plan and then even holding 20 workshops on how to prepare an inclusive draft DP. 
Not only were many of the errors in the ELU not corrected, these were incorporated into the draft DP. 

The New Link Road Residents' Association, for instance, had pointed out to the BMC that the ELU showed encroachments as legal entities. These encroachments were recorded by the state mangrove cell in its affidavit before the Bombay high court in a public interest litigation on protection of wetlands.

The draft DP, though, has marked Ganpat Patil Nagar in coastal regulation zone-I (CRZ-I) as a residential zone, an illegal parking lot as a bus terminus, and has even proposed a road through mangroves and over the high-tide line. Harish Pande, member of the New Link Road Residents' Forum, said his association spent Rs 2,500 on documentation alone. "What about the time and effort spent by ordinary citizens first to understand the ELU, then point out the errors and find they are not corrected in the draft DP, but rather sought to be legitimized? The officers responsible for this mess must be held to account,'' he said.

Mumbai DP feedback count crosses 35,000

The BMC commissioner's office on April 23 finally received a circular copy of the chief minister's order to rework and republish the draft Development Plan 2034 in four months.

Thousands of suggestions and objections have been received over the controversial draft DP, stacks of which are lying at the BMC headquarters in Fort. Officials estimate that so far around 35,000 letters have come in, all of which will be considered during the revision process ordered by the state government on April 21. On April 22 itself, the penultimate day before the April 24 deadline for submissions, the civic authority got around 8,000 letters.
