Magicbricks' users define smart cities

Magicbricks asked its users how smart are the cities they live in and what does ‘smart’ mean to them? We received an overwhelming response as you openly shared feedback on your cities. You talked about the limitations that prevent your city from being qualified as a smart city.

The common sentiment that came from your feedback is that basic features such as robust transportation system, waste management and water, power amenities are missing across cities. Almost all of you have raised serious objection to the way your city works and the way municipal bodies take care of their duties. Till the time the government doesn’t fix the foundation of the cities, smart cities will remain a distant dream.

Aligarh, not a smart city, writes S K Nagar from Aligarh

I live in Aligarh, Uttar Pradesh, and from nowhere can this city be evaluated as a Smart City.

The main problem is with the civic sense of the residents. Cleanliness is miles away. Drains are always choked with trash and odd material. There is no road sense. No proper parking place. People park their cars wherever they like and there is no one to tell.

Roads get congested and it is very difficult for pedestrians to walk freely. There is an area called Mamoo Bhanja. Once upon a time, it was a very peaceful place but today, it is full of shops, especially apparel retail outlets and has become a nuisance area.

Where to retire near Mumbai? Check out Panvel

Easy availability of land banks have attracted developers to come up with villas and bungalows at a starting price of Rs 40 lakh. Several developers are pitching the soft launch of their projects at even lesser prices than this.

“The concept of villas sound feasible for the ‘would-be retirees’ as these projects and areas will get ready in another five years or more,” says Mohd. Yusuf Rashid Khan, managing director, New Town Properties Pvt Ltd.

As per Magicbricks data, over 10 projects are active in Panvel, offering residential houses in the price range of Rs 19-60 lakh. Most of these projects are like townships that have multiple property types within the same campus.

Although, areas like Airoli and Kharghar also offer similar property options but lack of privacy and unaffordable cost drives away buyers to fringe areas like Panvel and Dronagiri where property prices are still at a lower level.

Builders trim average flat sizes by upto 26%

Average apartment sizes fell by up to 26 per cent in last five years across seven major cities as developers are making smaller flats to boost their sales in a sluggish housing market, according to global property consultant JLL India. To beat slowdown in the real estate market, particularly residential segment, builders are cutting the flat sizes but not reducing the housing prices.

Mumbai Metropolitan Region (MMR), including Mumbai, Thane and Navi Mumbai, witnessed the maximum fall in apartment sizes on annualised basis, along with Bangalore, Chennai and Kolkata. Other cities -- Delhi-NCR, Hyderabad and Pune -- also witnessed varying degree of fall in median apartment sizes.

"Builders are exploring innovative ways to make residential housing across major cities more appealing to potential buyers at a time when it is increasingly becoming difficult to sell expensive apartments.
